TYCO General serves the Central Valley & Central Coast - constructing projects from Bakersfield in the South to Sacramento in the North, as well as the entire California Central Coast region.
WAGE SCALES
TYCO General is a Non-Union shop, but completes projects both Public and Private - including prevailing wage projects for State and Federal entities.
CONSTRUCTION CONTRACT STRUCTURES
Design-Build
Design-Build agreements allow us to start your project sooner by keeping all the design and engineering in house. Key subcontractors are awarded their contracts at the front end of a project and become part of the team – designing the systems to meet a budget.
The Plumbing, Mechanical and Electrical engineering design becomes the responsibility of each subcontractor instead of additional costs upfront by the owner to third party engineers. This team approach helps avoid plans that are over-engineered, which in turn wastes clients money and adds time to the project. We direct the team to build just what the project requires.
Cost Plus
A large majority of projects are negotiated on a cost plus a fixed fee, or a fixed percentage.
Lump Sum Bids
We regularly bid completed plans for a lump sum. We welcome all types of arrangements as far as establishing the contractual relationship.
Project Management
More and more popular with clients is the Project Management contract, which allows TYCO a fee to run the entire project with the owners signing and paying expenses and subcontractors directly. Subcontractors effectively have a "Prime" contract with the owner and they name owner "additional Insured" on each of their insurance policies. This format allows owner control of changes and insures no undue profits to the contractor if project needs to shrink or expand in scope..
